Grove

  • Stage: Construction 2019
  • Location: Grove Avenue, Malahide
  • Client: Private
  • Budget: €1.8 Million
  • Floor: 588 sq.m. (total for 3 houses)

A large corner site that is situated in a prominent position with an axis on both Grove Avenue and Grove Road, our proposal creates a new anchor between these roads, using a subtle focal point in which to guide the visual flow of passers by as approached in any direction.

The existing dwelling was reduced in size and altered to create the required space for a new dwelling to the side, a trait that is becoming ever more popular.

The site also allowed the introduction of a mews property to the rear, which was created to deliver on the demand in this mature residential location for a smaller house for potential buyers to “right size” in their latter years. This small unique “A” rated development was a study in creating a a style mix of dwelling to provide high quality, sustainable housing to a larger demographic i.e. large families, young families and older generations alike.

Materials in the original house (brick, render and tile) are re-imagined with a contemporary twist on the new dwellings. Seen as a connection of 3 units (and not 3 separate units) their overall appearance dissolves into the existing mature surrounding area by the use of soft indigenous landscaping and sedum roofing, along with complementary boundary treatments to tie the full corner site together as one cohesive unit.
