Northbrook

  • Stage: Planning 2018
  • Location: Dublin 6
  • Client: Private
  • Budget: €2 Million
  • Floor: 275 sq.m. per Dwelling x 3

The project required the demolition of an existing period building that commanded a prominent corner in Ranelagh, Dublin, and replace it with three separate residences to form a short terrace, conforming to the established Victorian lines of the neighbouring structures.

The final design aims to improve the character, presence and architectural footprint at this juncture. Careful consideration was given to every detail, as it provided an opportunity to introduce a new gateway to the village, whilst giving back to the city 3 high quality contemporary town houses into a highly constrained site.

The site is highly visible, and required 3 separate design approaches across the exposed elevations. The main driver was to the front elevation, which incorporates a setback at the top level to encourage the new elevation to sit comfortably within the streetscape. The Victorian proportions of window & door heights have been strictly adhered to, but with a new simplified language to mark the new as something respectful yet highly contemporary.

The simple choice of materials, brick, glass and render are in keeping with the materials of the adjacent Victorian dwellings in the area, and the result is seen as a benchmark for such sites across the city.
